These terms cover your use of this website and the services Keyline provides to buyers, sellers and landlords. When you sign an agency agreement with us, that agreement and these terms apply together. If anything here is unclear, ask us before you sign.
Listings on this website
Every listing is prepared with care from information given by the seller and our own visit. Prices, sizes, photos and features are for information only and can change at any time. A home shown as for sale may already be under offer. Always check the details that matter to you before you make an offer.
Valuations are estimates
- The online estimate on this website is a guide, based on recent sales near you. It is not a formal appraisal.
- A written valuation from one of our agents is our honest opinion of the price your home is likely to reach. It is not a guarantee and it is not a lender's or surveyor's valuation.
Our fee
- Sellers pay our commission only when the sale completes. If your home does not sell, you owe us nothing for our time.
- The commission rate, the length of the agreement and any extra costs, such as staging, are written in your agency agreement before we start.
- Buyers do not pay us a fee.
Viewings
Viewings are by appointment only and are always attended by one of our agents. Please arrive on time and tell us if you need to cancel. We may ask for proof of identity or mortgage approval before a second viewing.
Your part
Sellers confirm that the details they give us are true, that they have the right to sell, and that they will tell us about anything a buyer should know, such as works without permits or a dispute with a neighbour. Landlords keep the home safe and insured.
No guarantee of price or time
We work hard to sell every home quickly and for the best price, and we show you every offer. The market decides the final price, and we cannot promise a sale price, a number of offers or a sale date.
Liability
To the extent the law allows, we are not liable for indirect losses, such as lost profit or a missed purchase, and our total liability is limited to the commission you paid us. Nothing here limits your rights as a consumer.
Changes and law
If we change these terms in a way that matters to you, we will update the date at the top of this page and tell our clients by email. These terms are governed by the laws of the state where our office is registered.
