Cookies we need

These keep the website working. They remember your cookie choice, keep the homes you saved while you browse, and protect our forms from spam. They cannot be switched off from our banner, because the site would break without them.

• Cookie choice: remembers whether you accepted analytics cookies. Kept for 12 months.
• Saved homes: remembers the listings you saved on this device. Kept for 30 days.
• Form protection: stops bots from sending the viewing, valuation and contact forms. Kept for the session.

None of these cookies track you across other websites.

Analytics cookies

With your consent, we use analytics to see which pages and homes people look at, which searches and ads brought them here, and where they leave. The numbers are grouped, and we use them to make the site and our listings more useful.

• Google Analytics: visits and pages, kept for 14 months.
• Ad conversion tags: which ad led to a viewing request or a call, kept for 90 days.

Advertising cookies

If you accept them, Google and Meta may set cookies so we can measure our own ads and show our listings to people who visited this site. They never see what you type into our forms, and you can say no to them without losing anything on this site.

Cookies from embedded tools

Some pages use tools from other companies. Maps, video tours and the booking calendar may set their own cookies when you use them. We only load these tools on the pages that need them.

• Maps: remember your zoom and position, kept for the session.
• Video tours: count views and remember playback settings, kept for up to 6 months.

How to turn them off

• Use the cookie banner or the "Cookies" link in the footer to change your choice at any time.
• Your browser settings can block or delete cookies for any website.
• Google and Meta both have ad settings pages where you can switch off personalised ads.

Blocking analytics cookies never stops you browsing homes or booking a viewing.

Changes to this policy

When we add or remove a tool that sets cookies, we update this page and the date at the top. If a change affects the choices you made, we show the cookie banner again.
